Seniors Apartments — Independent Living Accommodation

Leduc Foundation provides affordable rental accommodation to modest income, independent seniors within the City of Leduc and all communities throughout the Leduc Region.

Attractive one-bedroom suites feature a comfortable living-dining area, kitchen, bedroom, bathroom, storage room, and large closets.  The carpeted suites include a fridge, stove, and drapes.  Multi-floor buildings come equipped with an elevator.  Wheelchair accessible suites are also available.  A common laundry facility is located within each building.

Social clubs plan teas, pot luck dinners, card tournaments, movie and game nights as well as bingo, held in the common social areas within the building.  Space is also available for private functions.

Rental Charges

Rents are based on 30% of gross monthly income, including pensions (OAS, CPP, private), supplements (Guaranteed Income Supplement, Alberta Seniors Benefit), investment, or interest income. Income is reviewed annually with rent set for a one year period. Rent will be adjusted whenever circumstances change.

Heat and water are included in the rent.

Electricity, telephone, cable TV, and parking are extra.

Eligibility Criteria

To be eligible for the Seniors Apartments — Independent Living Accommodation Program applicants must meet the following eligibility criteria:

  • core housing need
  • citizenship
  • residency
  • age
  • functional independence
  • suitability

Core Housing Need

An applicant is in core housing need if:

  • they are unable to acquire or maintain adequate or suitable accommodations without paying more than 30% of its total annual income for accommodation, and
  • they have a total annual income below the core need income threshold (CNIT) for the municipality where the social housing accommodation applied for is located and for which the household is making application

Citizenship

Applicants must:

  • be Canadian citizen; or
  • have landed immigrant status; or
  • have residency equal to that required for Canadian citizenship.

If there is any doubt as to their citizenship, an applicant will be asked for proof of citizenship.

Residency

One or more individuals of a household must have lived within the geographical boundary of Leduc County for at least one year immediately prior to making application; or one or more individuals of a household must have lived within the geographical boundary of Leduc County for any previous ten years of their life.

Age

Applicants must be sixty-five (65) years of age or over. Only one of a couple need be sixty-five (65) years of age or over. If there is a significant difference in age, the younger person may be required to give up his/her residency if the other has need of an alternate facility.

Underage Applicants

In the case where there are on-going vacancies the Foundation may consider individuals and couples fifty (50) years of age and over who exhibit characteristics normally attributable to seniors sixty-five (65) years and older. Prior approval must be obtained from the Executive Director for acceptance of these applicants.

An applicants' health must be such that they are mentally, physically and emotionally capable of providing for their own needs, with or without the assistance of community based services.

Functional Independence

An applicants' health must be such that they are functionally independent (mentally, physically, and emotionally self-sufficient), with or without the assistance of community based services.

A medical must be completed by a doctor to document a household’s ability to provide for his/her own needs.

Suitability

If there exists a high probability that an applicant possesses a significant social problem(s) which could disrupt the peaceful enjoyment of other residents, he/she may be found unsuitable for accommodation.
