Housing for Individuals & Families
Leduc Foundation provides subsidized rental accommodation to individuals and families, directly in bright, clean, spacious 2, 3, and 4 bedroom townhouses and single family dwellings; and indirectly in private landlords’ buildings in the Town of Devon and the City of Leduc.
Rents are based on 30% of a household’s gross monthly income, including pensions (AISH, CPP, private), supplements, investment or interest income. Income is reviewed annually and rents set for a one year term. Rents will also be adjusted whenever circumstances change.
Heat and water are included in the rent. Electricity, telephone, cable TV and parking are extra.

Subsidized Accommodation
Under this program the Foundation’s portfolio consists of one 42 unit townhouse complex with two, three and four bedroom townhouse in the City of Leduc and 10 single family dwellings of two, three and four bedroom homes grouped in the same area of Calmar.
Private Landlord Rent Supplement Program
The Private Landlord Rent Supplement Program is a provincially subsidized program operating the same as the Social Housing Program, which allows seniors, individuals and families to rent from a private landlord at 30% of their income with subsidies going from the Foundation directly to the Landlord for the balance of the rent. An applicant on our waitlist who finds a private Landlord willing to accept or keep them as a tenant under this program is welcome to apply to have the rent subsidized. The Leduc Foundation works closely with a number of private landlords in Leduc and Devon with this program. Currently, we have an allotment of 27 designations with 10 private Landlords.

Core Housing Need
A household is in core housing need if:
- it is unable to acquire or maintain adequate or suitable accommodation without paying more than 30% of its total annual income for accommodation, and
- it has a total annual income below the core need income threshold (CNIT) for the municipality where the social housing accommodation applied for is located and for which the household is making application

Assets
Means all property including cash and liquid assets, but does not include:
- necessary clothing;
- furniture, household furnishings and household appliances of a reasonable value;
- one tractor, if it is required for agricultural purposes or for the trade or calling of an individual;
- the equity in one or more motor vehicles of an amount not exceeding $4000;
- a motor vehicle that is specially adapted to accommodate a disability of a member of the household;
- any assets of the household or a member of the household that are held by a trustee in bankruptcy under the Bankruptcy and Insolvency Act (Canada);
- assets in pension funds, registered retirement savings plans or registered retirement income funds;
- the books of a professional individual required in that individual’s profession;
- the necessary tools and necessary implements and equipment to the value of $7500 used for the trade or calling of a member of the household.
Citizenship
To be eligible for self-contained accommodation, a household must:
- be Canadian citizen;
- have landed immigrant status; or
- have residency equal to that required for Canadian citizenship.
If there is any doubt as to citizenship, proof will be required.
Residency
One or more individuals of a household must have lived within the geographical boundary of Leduc County for at least one year immediately prior to making application; or one or more individuals of a household must have lived within the geographical boundary of Leduc County for any previous ten years of their life.
The Executive Director may waive the residency requirement:
- if there is a vacancy, and no other eligible applicants meeting the residency requirement are on the waiting list for that accommodation; and
- the household meets all other basic eligibility criteria, and the household is a Canadian citizen
Household Make-up
The primary purpose of the Community Housing program is to assist low-income individuals and families by providing affordable housing. The applicant should be under 65 years of age and may or may not have dependent children. Applicants who are 65 years of age or older will normally be considered for accommodation through the Seniors Self-Contained Accommodation Program.
Suitability
If there is a high probability that a household has a significant social problem(s) that could disrupt the peaceful enjoyment of other tenants, the household may be found unsuitable.

Affordable Housing
Leduc Foundation provides affordable rental accommodation to individuals and families, directly in bright, clean, spacious bachelor, 1, 2 and 3 bedroom apartments at two City of Leduc Locations.
Rents are based on market conditions and are a pre-determined amount set at the low end of Market Rent minus 15%. These rents are evaluated annually. Income is reviewed annually and eligibility is set for a one year term.
Heat and water are included in the rent. Electricity, telephone, cable TV and parking are extra.
Affordable Housing
Built by the City of Leduc, and added to the Leduc Foundation portfolio under a Property Management Contract with the city in 2007. The three 2 story buildings consist of 2 and 3 bedroom apartments with separate entrances. A fridge, stove, washer and dryer are included. The apartments are 800 sq ft., 900 sq. ft. and all ground floor units are wheelchair accessible.
The property is located between Herb Raynor Memorial Park and Willow Park School which boast picnic areas, children’s outdoor play equipment and a toboggan hill. The project is within walking distance to the Elementary, Junior and Senior High Schools as well as shopping and other amenities.
Built in 1978, and added to the Leduc Foundation portfolio in March 2008. The four story, 20 suite apartment building consists of bachelor, 1 and 2 bedroom apartments. A full size fridge and stove are included. The apartments range from approximately 500 sq ft to., 750 sq. ft.
The project is centrally located and is within walking distance to the Elementary, Junior and Senior High Schools as well as shopping and other amenities.
Currently under construction with an expected opening date of September 2009. The 3 story, 35 suite apartment building consists of 1, 2 and 3 bedroom apartments. A full size fridge and stove are included. The apartments range from approximately 580 sq ft to., 980 sq. ft.
The Project is centrally located in the downtown core and within walking distance to Elementary, Junior and Senior High Schools, shopping and other amenities.
Subsidized Housing Sites
Built in 1963 by the Alberta Government, this 42 unit town home complex was added to the Leduc Foundation portfolio in 1995. The three story units consist of 2, 3, and 4 bedroom units with unfinished basements. A fridge, stove and hook-ups for tenant owned washers and dryers are included. The town homes are 900 sq ft., 1000 sq. ft. and 1150 sq. ft. not including the basement
The property has a large green space, children’s outdoor play equipment and a tenant community building. The project is located in the well established neighbourhood of Linsford and is within walking distance to the Elementary, Junior and Senior High Schools as well as shopping and other amenities.
Built in the early 1980’s by the Alberta Government and added to the Leduc Foundation portfolio in 1996, 10 single family homes in Calmar add yet another dimension to Affordable Housing in Leduc County. There are three 2 bedroom homes, six 3 bedroom homes and one 4 bedroom home all with full basements, (unfinished). The 3 and 4 bedroom homes have 1 full bathroom and one 2 piece bathroom. A fridge, stove and hook-ups for tenant owned washers and dryers are included in all of the houses. The houses are 963 sq ft., 1068 sq. ft. and 1150 sq. ft. not including the basement. There are no garages.
